Then something disastrous happens. They lose their jobs, an unexpected emergency, divorce which cuts their income in half, or interest rates go up causing their mortgage payments to increase.
Now they are stuck with a property that is "over-leveraged" and they can’t afford to make the monthly payments. There is nothing they can do, so the bank steps in and forecloses on the property. So now the bank ends up with this "over-leveraged" property and takes a huge loss during the process.

'Lately it's gotten a lot easier, especially a deal that makes sense,' he said. 'Banks are willing to take 50 cents on the dollar whereas before, they'd say 80, 90 percent.'"
Here's how it works...
A homeowner has a 1st and a 2nd mortgage on his property. Then something disastrous occurs and the homeowner is unable to pay both mortgage payments. The property is "over-leveraged" or "upside down" meaning that the loans on the property are more than what the house is worth. There is no way someone will offer enough for this house to satisfy the loan balances. This cuts out all agents, just because most people will not pay more than what a house is worth, plus they want a commission. This is where you come in.
You will be negotiating with the LENDER, not the seller, to accept a discount as full payment for the loans. Remember, at the auction, the 2nd mortgage is automatically wiped out if the 1st is foreclosing. So, if there is a 2nd loan for $50,000, it will be wiped out if the lender does not protect his position. So you approach them and negotiate a payoff for the loan for $5,000 to which he accepts as full payment and now you are the junior lien holder.
Do you see what just happened! You have the option to purchase this property for $45,000 under market value. Imagine if you came across a property with a $200,000 2nd mortgage you discounted down to $20,000? Instant $180,000 equity. Can you say CHA-CHING!!
And it even gets better.
